Clearance rates across Gurugram and Dwarka registered a marked uptick, with brokers indicating that the weekend’s figures hit 72 per cent-well above the city’s average for most of the last quarter. DLF and Ansal API, two of NCR’s biggest players, had more than a dozen units transact over the weekend, particularly around Golf Course Road and Sector 43.
At a smaller auction in East Delhi’s Patparganj, a 3BHK unit in I.P. Sector 41 in Noida saw several mid-market units crossing their listed reserve prices as well, with a 2,000 sqft flat trading for INR 8,700 per square foot, slightly above the NCR average, according to data from Square Yards India.

With Delhi’s citywide clearance rate now flirting with the 70 per cent mark, owners mulling a sale may find the current environment more favourable than at any point since last winter. Prospective buyers are advised to keep a close eye on auction guides and be prepared for fast-moving contests, particularly around well-serviced metro corridors and established residential blocks.
Market watchers expect the ripple effects from this weekend’s strong auctions to carry into coming weeks, with several new listings already flagged for upcoming catalogues in South Extension and Dwarka.
