Local brokers report that recent auctions along Siri Fort Road and Golf Course Road attracted multiple active bidders, particularly for properties valued under Rs 4 crore.
DLF Limited, one of Delhi-NCR’s major developers, listed several units at its Magnolia and Camellias projects in June auctions, with keen bidding reported at sales events in both sector 42 and sector 54. In Noida, properties near the upcoming Noida International Airport, especially Sector 150 and 137, generated strong turnout from investors who see infrastructure upgrades as a likely driver of future value.

This is in line with the market’s recent normalized range and slightly above last year’s monsoon quarter, when clearance rates hovered closer to 63%. The average auction price for centrally located apartments remained above INR 8,000 per square foot, while premium addresses in Vasant Vihar or Panchsheel Park fetched up to INR 29,000 per square foot, underscoring the city’s wide price spectrum.
Local agents say factors such as stable mortgage rates, limited new project launches, and the incremental return of NRIs contributed to the month’s outcome. However, they also point to a modest dip in properties priced above Rs 8 crore clearing at auction, reflecting increased price resistance in the high-end segment.
With the monsoon quarter typically slower for realty transactions in Delhi, sellers may need to temper their price hopes or explore alternate selling channels in the coming weeks. Prospective buyers are advised to monitor upcoming auctions in July, listings are expected to increase in South Extension, Saket, and along MG Road.
